Located just under two and a half hours northeast of Dallas, near De Kalb, Texas, Mill Creek Ranch sits on a peninsula that borders the Red River and is a very serious waterfowl and trophy deer hunting property. This unique 453 +/- acre property located in the three corners area of Texas, Oklahoma and Arkansas is where both the Central Flyway and Mississippi Flyway meet. This area is known for its tremendous concentration of Mallards and has several refuges and high-end duck clubs within the region. Red Slough Waterfowl Management area is about five miles due north of the property, and the famous Grassy Lake Duck Club is down the river to the east. In 2004 two-thirds of the ranch was placed in the Wetlands Reserve Program and eleven water impoundments were built with six water control structures. Levees have been constructed and the water control structures are in place to maintain and manipulate the water levels in the impoundments. Annual rainfall is generally adequate to fill the impoundments, but if necessary, pumping from the river, or the mouth of Mill Creek can be done. Mill Creek runs through the property for about two and one-half miles and is a major highway for trophy deer, turkey and hogs. Mill Creek Ranch has a two bedroom one-bath barndominium lodge that can be expanded if needed. The lodge is located one quarter mile from the property and is an easy ATV or side by side ride to and from. There is also a very large recently built commercial storage building with water, heat, and electric, and can be used for storing of boats, tractors, decoys, ATVS, hunting vehicles and other equipment. Minerals are not being conveyed but are negotiable.

Hunting-Fishing-Wildlife Habitat

Mill Creek Ranch is located on the Red River and is in the middle of a waterfowl highway. This property provides both high volume duck hunting and trophy deer hunting. The Red River is also known for producing trophy whitetail deer, and Mill Creek Ranch is not any exception. Other wildlife on the property include wild turkeys, hogs, dove and squirrels with the occasional goose. The property has 349.77 acres that was placed in the Wetlands Reserve Program in 2004 which has created a wildlife mecca. Eleven wetland impoundments consistently hold large numbers of ducks in the winter. Several of the impoundments have been planted in millet and others in native wetland plants which provide food sources for the ducks. The other 105 +/- acres consist of hardwood timber bottoms and highlands and are not in the WRP Program. The owners put this property in WRP for income purposes, and the land has not been hunted in over ten years. The Red River flyway continues to winter a high concentration of Mallards, and during the rainy months of winter the property can provide some flooded green timber hunting that rivals the Arkansas Delta. Bowie County receives on average 56 +/- inches of rainfall per year which is well above the national average.
