With of a mile of Red River frontage, and three miles of mill creek meandering through the property a major highway for wildlife has been established. River Oaks Ranch has an additional 3+/- acre tract less than a mile from the main property with two cabins that perch on the banks of a 6+ acre lake with amazing views and lots of privacy. The ranch has not been hunted for the last four years, but several corn feeders run year-round and impoundments are planted annually for waterfowl.

Location: River Oaks Ranch is located on County Road 3303 DeKalb, Texas, just three miles east of Highway 259. The property is also conveniently located just two hours northeast of Dallas, 44 miles Northeast of Mount Pleasant, 42 miles South of Broken Bow, Oklahoma, and 9 miles North of De Kalb, Texas. River Oaks sits on a large peninsula and borders the Red River on the East side of the Ranch. This property is unique because it is in located in the three corners area of Texas, Oklahoma and Arkansas is where both the Eastern Central Flyway and Western Mississippi Flyway meet.

Topography: The south side of the property host the highest point and is not in WRP. This area of the ranch is 105+/- acres and consist of large timber and rolling terrain. The property flows down to the Northeast towards Mill Creek and the Red River. The rest of the ranch consist of River Bottom terrain with brush, grasslands with replanted oaks, and moist soil wetlands. River Oaks Ranch is located on the high side of the Red River channel and is not prone to River flooding.

WRP Easement: The property has 349.77 acres that was placed in the Wetlands Reserve Program in 2004 which has created a wildlife mecca. Eleven wetland impoundments consistently hold large numbers of ducks in the winter. Several of the impoundments have been planted in millet and others in native wetland plants which provide food sources for the ducks. There are six water control structures that maintain and manipulate the water levels in the impoundments. Annual rainfall is generally adequate to fill the impoundments, but if necessary, pumping from the river, or the mouth of Mill Creek can be done. In addition, replanted oaks and other hardwoods have been established. The easement allows for multiple deer food plots and the planting of millet and other waterfowl food sources.

Wildlife: Located on the Red River this property is a waterfowl highway. River Oaks Ranch provides both high volume duck hunting and trophy deer hunting. The primary duck species include Mallards, Wood ducks, teal, and the occasional Gadwall. The Red River is also known for producing trophy whitetail deer, and this property is no exception. Deer genetics from Arkansas, Oklahoma and Texas have produced very high-quality bucks. Deer will also swim the river during the rut which can provide the element of surprise. In the fall of 2022, the property across the creek produced a record whitetail. Other wildlife on the property includes wild turkeys, hogs, dove and squirrels with the occasional goose flying over the wetlands.

Minerals: The seller owns 50% of the Minerals and they will be conveyed with an acceptable offer.
