The 25 Ranch is a historic and expansive cattle ranch situated in northern Nevada. The property encompasses approximately 126,018± deeded acres and spans across four counties in Northeastern Nevada. As one of the largest and oldest ranches in the state, the 25 Ranch features numerous water sources, vast, long-standing BLM grazing permits and a carrying capacity of 6,500± cows on a year-round basis. In addition to grazing livestock on the fee lands owned by the 25 Ranch, the 25 Ranch holds a grazing permit administered by the Bureau of Land Management, an agency within the United States Department of Interior. This grazing permit consists of a private grazing allotment, known as the 25 Allotment, which provides for 34,130 active AUMs for livestock grazing. Additionally, the 25 Ranch leases 60,000 acres of grazing lands within the 25 Allotment, which lands are former railroad checkboard lands, now owned by a successor entity. The 25 Ranch is comprised of several ranch units scattered throughout the 25 Ranch fee lands, consisting of Izzenhood Ranch, Blossom Ranch, Rock Creek Ranch, St. John’s Ranch, Stampede Ranch, Feed Lot, River Ranch, DL Ranch, and the Wire Corral Camp, all of which are integral parts of the ranching operation. The Ranch also has an abundance of certificated, adjudicated and vested water rights and are sufficient to water livestock in excess of 15,000± head throughout the year, during the applicable grazing season on the lands where such water is located. The Ranch also provides opportunities for big Game, and Upland bird hunting throughout the property. All Water rights and 50% of all owned Oil & Gas will convey with an acceptable offer.
Hunting-Fishing-Wildlife Habitat
Located in the Great Basin of Northeastern Nevada, a known wildlife mecca, the 25 Ranch is a sportsman’s paradise. The ranch is home to many species of North American Big Game, and several species of upland birds. All hunting on the ranch must be in compliant with Nevada state hunting regulations.
