Clear Lake Flats is a private waterfowl management area in the Red River Basin of Arkansas. The ranch was originally very productive cultivated farmland before being placed in the Wetland Reserve Program in 2000.The property ranked very high when it went into WRP and has been used by USDA officials in Washington as an educational observation site for district conservationist from around the country. Located just ten minutes from Texarkana, Texas, and a quick seven minutes from the Texarkana Regional Airport, the ranch is easily accessible from all over the country. Clear Lake Flats is a privately owned and managed waterfowl and trophy deer hunting property that has been in the same family for nineteen years. The ranch has eleven moist soil units with water control structures in place to control water levels. These units are planted in millet and other waterfowl attracting food sources each year, and then flooded for duck hunting. In addition to the moist soil units, there are several hundred acres of seasonally flooded green timber, and two bayous that flow through the property. This ranch is a very serious duck and deer hunting private management area and has consistently held large volumes of waterfowl (primarily mallards) throughout the winter. The deer hunting is also outstanding for trophy whitetail deer, and there are multiple food plots in place with hardwood bottoms throughout. An updated day lodge sits overlooking Clear lake which has excellent bass, catfish, crappie, and bream fishing. The ranch’s 2,540 +/- acres is one of the largest contiguous Wetland Reserve Program tracts in the four corners region and a proven duck and trophy deer hunting property. Clear Lake Flats is a short distance from the Red River, Millwood Lake, and Bois D’Arc Creek Wildlife Management Area and is one of the finest waterfowl and deer hunting properties in the Southwest. All owned minerals and equipment will convey with an acceptable offer.

Hunting-Fishing-Wildlife Habitat

Located in the Red River Basin, a major waterfowl flyway with trophy deer genetics, Clear Lake Flats is a sportsman’s paradise.  The ranch is selectively hunted by the current owner, and has become a sanctuary for big bucks, and large concentrations of wintering mallards. The property consistently produces very high-quality whitetail deer in the 160 BC + range, and some of the best duck hunting in the Mississippi Flyway.  In addition, there are hogs, Dove, and some turkey have been seen on the property. During the rainy months of winter, the ranch can provide some flooded green timber hunting that rivals some of the best green timber hunting in Arkansas. Clear Lake is a 30 +/- acre lake that is next to the lodge and has excellent fishing for bass, catfish, crappie, and bream.
