TERRAIN/HABITAT/RANGE CONDITIONS:

Primary grasses include Bahia grass, Bermuda, Fescue, and Johnson, together with some Burr clover. The ranch also has approximately 125 acres of mature planted pine, and forested hardwood bottoms that include post oak, blackjack, with some hickory found in the uplands, and white oak, red oak, ash, walnut, mulberry, ironwood, gum, elm, beech, and dogwood that grow abundantly in the low-lying areas.

 

WILDLIFE:

The property is rich in wildlife and is home to native whitetail deer, wild hogs, dove and has fantastic duck hunting on the three lakes and spring fed creeks that flow through the ranch.

 

WATER:

There is an 8-acre bass fishing lake on the south side of the property that could be increased in size by raising the dam about two feet. There is a smaller lake below the house that is heavily stocked with fish, and a smaller stocked pond with a camp house. Three spring fed creeks flow through the property and supply year- round water. Shawnee creek flows along the eastern boundary of the property, Turkey Creek flows through the middle, and Parker creek comes through on the south end of the ranch.  The house is on City Water

From Henderson, Texas – Take HWY 79 Southwest out of town to South County Rd 408 and turn left.  When you get to S County Road 407 turn left and follow to South County Rd 401. Turn right on South County Rd 401.
