Location:
Saddlewood Ranch is approximately 11 miles northwest of the town Bowie which is named after Jim Bowie and is home to the world’s largest Bowie knife. Campbell road borders the south side of the property with an easy entrance. The ranch is just northwest of Dallas and Fort Worth, between Decatur and Wichita Falls. The Caddo-LBJ National Grasslands and Lake Amon G. Carter are within 20 miles of the property and provide additional opportunities for recreation within short reach. The Red River is eighteen miles north of the ranch with easy access to or from Oklahoma.
Terrain/Habitat/ Range Conditions:
The property consists of a variety of land features that are found in this region of Texas, changing from open pastureland and mesquite flats to live oak creek bottoms. Soils consist of Gowen and Renfro Loam with native grasses throughout. The rolling terrain has several granite knobs which allow for viewing long distances and scenic views.
Water: Surface water on the ranch can be found in abundance, West Belknap Creek runs through the property for one-half of a mile in the northwest section of the ranch. Also featured are five stock tanks ranging from 1.19 acres to .19 acres. Water can be found throughout Saddlewood, providing ample water sources for cattle and wildlife. The ranch has one water well that produces fifteen gallons per minute and is two hundred and fifty feet deep. There are opportunities to drill additional wells if needed.
Improvements:
The perimeter fencing is good and currently holding cattle on the ranch. There are 1.35 miles of caliche road on the property and excellent road systems to all parts of the property.
